What is the amount for holding fees and deposits?
Holding fee: £300 ; Deposit: £1000
Are utilities included? If not, what is the cost? How are bills calculated?
Broadband (Internet fee) is included ; Estimated utility costs are £90 for studios and 1-bedroom apartments, £100 for 2-bedroom apartments, £110 for 3-bedroom apartments, and £120 for 4-bedroom apartments.
Discounts available for different lease terms
6% discount for a 12-month lease ; 12% discount for a 24-month lease ; 25% discount for the first year of a 36-month lease (25% off first year, 12.5% off second year, and a +5% increase in the third year)
Are there additional charges for short-term leases and how do you define 'short-term'?
Leases of 3 to 5 months incur a +45% increase on the original monthly rent ; leases of 6 to 8 months incur a +10% increase on the original monthly rent ; leases of 9 to 11 months incur a +5% increase on the original monthly rent ; additional charges for short-term leases apply to all unit types including studio, one, two, three, and four bedroom apartments. Any lease shorter than 12 months will incur an increase.
What is the minimum lease term for each building?
Montana, Dakota, Alto, and Landsby do not allow leases shorter than 12 months ; for any 2-bedroom or 3-bedroom apartments, leases cannot be shorter than 9 months.
What are the holding periods for each development?
Montana, Dakota, Alto, and Beton have a 10-day holding period. Residents must move in within 10 days of availability/reservation ; Landsby, Alameda, and Ferrum have a 30-day holding period. Residents must move in within 30 days of availability/reservation ; Robinson and Canada Gardens have a 60-day holding period. Residents must move in within 60 days of availability/reservation.
What is the pet fee?
We charge £50 per month for dogs, £30 for cats, and £10 for other small pets.
Which building has its own gym, and is it accessible to other buildings? If not, which can residents use?
Currently, all our buildings feature their own fitness rooms, except for Robinson, which we anticipate will be completed in the first quarter of 2022.
Is parking available for free?
We offer secure underground parking for £150 per month.
